Redevelopment
Batory was retained by DKI Queen Inc. as the planning consultant for the development which replaces the existing two-storey commercial building on the site, with a new 25-storey, 381-unit mixed use building with 430 bike parking spaces and 35 vehicle parking spaces. Commercial space is proposed on the ground and second floors. A new park space is proposed along the north side of the site providing an additional access from the public amphitheatre space immediately east of the site to Noble Street.
Located in an Employment Areas designation, which permits residential and commercial uses, on an Avenue and a Major Street, near a variety of surface transit routes servicing Queen Street West and Dufferin Street to the east, as well as the future King-Liberty GO Station, the proposal is situated in an area where contextually appropriate mixed-use growth is anticipated.
