The subject development involved a repositioning of the previously approved development, which included an approved 15-storey residential building containing 112 residential rental units with a total gross floor area of 8,375 square metres and 51 underground parking spaces. The applicant proposed to revise this previous approval to permit alterations to the interior composition of the building to change the size and mix of residential units and specifically increase the number of units geared to students and young professionals. The new proposal contains 8,429 square meters of floor area, residential 198 units, 4 parking spaces, and 239 bike parking spaces.  

The development also includes a conversion of the project to utilize a geothermal system, remove all below-grade parking, and make minor changes to the exterior façade of the previously approved building. The proposal represents contextually appropriate growth in an area served by transit, near a range of amenities and green spaces, and within walking distance of a variety of commercial spaces.
