Located at 319 Mortimer Street in East York, the four-unit standard condominium was recently registered in May 2024. The development consists of a three-storey multiplex; two units on the east side, one unit on the west side, and a detached garden suite in the rear yard. Outdoor amenity areas have been provided for each unit, and one exclusive-use parking space is also provided.
The multiplex condominium also expands opportunities to address the “Missing Middle” through the City of Toronto Expanding Housing Options in Neighbourhoods (EHON) initiative, approved by City Council in May 2023. EHON aims to broaden the range of housing options available in Toronto, including multiplexes, laneway suites, garden suites, and low-rise walk-up apartments. These housing types currently exist in areas across the city, but have historically been challenging to build new, primarily due to restrictive zoning requirements. EHON is one of several City initiatives aimed at enhancing housing diversity and accessibility, promoting a more equitable and sustainable urban environment.
